TL;DR: Langham Place Downtown Dubai was an ambitious twin-tower mixed-use development planned by Omniyat Properties for the Marasi Bay waterfront in Business Bay. Originally conceived as a partnership with the Langham Hospitality Group — delivering a 5-star hotel (167 rooms) and 272 serviced residential apartments with Michelin-restaurant dining and Chuan spa — the project was subject to years of delays and ultimately cancelled. The prime waterfront plot was subsequently repurposed by Omniyat for Vela Viento, an ultra-luxury 92-unit residential tower designed by Foster + Partners, managed by the Dorchester Collection, and positioned at the very pinnacle of Dubai's residential market with prices typically starting above AED 20M.


Part One: Langham Place Downtown Dubai — The Original Vision

Conception and Announcement

Langham Place Downtown Dubai was announced by Omniyat Properties in 2008, at the height of Dubai's pre-crisis real estate boom. Omniyat — a developer synonymous with architectural ambition and premium mixed-use concepts — envisioned a twin-tower complex at one of Business Bay's most coveted waterfront positions: a Marasi Bay plot with direct frontage onto the Dubai Water Canal, within sightline of the Burj Khalifa and positioned to capture views of both Downtown Dubai and the canal's sculpted banks.

The Langham Hospitality Group, a subsidiary of Hong Kong-based CK Asset Holdings and owner of some of the world's most distinguished luxury hotel brands, was selected as the hospitality partner. The Langham name — associated with landmarks including The Langham London (opened 1865), The Langham Hong Kong, and The Langham New York — brought a century-and-a-half of luxury hotel heritage to the project.

Tower A (Residential):

Delays and Cancellation

Originally slated for completion circa 2018, the project experienced multiple deferrals across the 2015–2022 period. Contributing factors included the broader Dubai real estate cyclical correction following the 2014–2016 oil price decline, the COVID-19 pandemic's impact on hospitality-linked residential development economics, and the strategic reassessment of Business Bay waterfront plots as the canal corridor became significantly more valuable through the 2020–2024 period.

The project was ultimately officially cancelled without completing construction. Buyers who had committed to the original Langham Place development were addressed through Omniyat's remediation process, and the plot entered a new phase of development planning.


Part Two: The Successor — Vela Viento by Omniyat

Rather than applying a different developer to the prime Marasi Bay plot, Omniyat made the decision to retain ownership and reposition the site for a fundamentally different market tier — the ultra-high-net-worth residential segment that had emerged as Dubai's most dynamic and globally relevant buyer category.

Vela Viento: Project Overview

Vela Viento is an ultra-luxury 92-unit residential tower at Marasi Bay, Business Bay — a limited-edition collection that represents a dramatic upward repositioning from the original Langham Place concept:

The towers are conceived as complementary sculptural elements in the Business Bay skyline, with curved glass facades that reflect the canal below and the Burj Khalifa above. Floor-to-ceiling glazing throughout ensures that the relationship between interior space and waterfront panorama is maintained at every level.
