Expo Forest is a landmark green space and ecological corridor situated within Expo City Dubai, the transformative 3.5-square-kilometre urban development built on the legacy of Expo 2020. Unlike conventional residential projects, Expo Forest functions as a nature-focused district that links the broader Expo City residential communities — including Expo Valley, Expo Central, Expo Hills, and Expo Living — through an expansive network of forests, parks, and recreational landscapes. The master plan was designed by internationally acclaimed Dutch architecture firm UNStudio and landscape designer SLA, with the complete urban plan receiving formal approval from His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, in October 2024.
Expo City Dubai represents one of the most ambitious post-World Expo urban transformation projects in history. Over 80 percent of the original Expo 2020 infrastructure has been retained and repurposed, and the overall development is projected to house more than 35,000 residents and accommodate 37,000 to 40,000 professionals upon full completion. The entire Expo City master community holds pre-certified LEED Platinum status for Cities and Communities and is the first development in the MENA region to achieve pre-certification under the WELL Community Standard. The development features 123 LEED-certified buildings, including 7 Platinum and 105 Gold-rated structures. Expo City has committed to achieving net-zero carbon emissions by 2050, with interim targets of a 45 percent reduction by 2030 and 80 percent by 2040.
Location & Connectivity
Expo Forest and the broader Expo City Dubai are strategically positioned in the Dubai South corridor, benefiting from exceptional transport connectivity. The Expo 2020 Metro Station, the southern terminus of the Dubai Metro Red Line, sits directly within Expo City, providing residents and visitors with direct metro access to Jebel Ali, Dubai Marina, Mall of the Emirates, Burj Khalifa/Dubai Mall, Business Bay, and Dubai International Airport (DXB) Terminals 1 and 3. During peak hours, metro frequency runs every 3 to 5 minutes, while off-peak service operates every 6 to 8 minutes.
By road, Expo City enjoys direct access to Sheikh Mohammed bin Zayed Road (E311) and Sheikh Zayed bin Hamdan Road (E611), two of Dubai's most critical arterial highways. Al Maktoum International Airport (DWC), which is undergoing a massive expansion to become the world's largest airport, is approximately 24 kilometres away (a 20-minute drive). Dubai Marina is reachable in approximately 25 minutes, while Downtown Dubai and the Burj Khalifa are accessible within 35 to 40 minutes. The nearby Ibn Battuta Mall and The Outlet Village are both within a 15 to 20-minute drive.
Educational facilities in the surrounding Dubai South and Dubai Investment Park areas include Victory Heights Primary School, Kinder Castle Nursery, and multiple institutions offering British and IB curricula, all within a 10 to 20-minute drive. Healthcare access includes NMC Royal Hospital, NMC Specialty Hospital, Access Clinic Jafza, and Aster Cedars Hospital, all within 15 to 20 minutes. A school is also planned within the Expo Fields district of Expo City itself.
The Expo Forest Experience — Nature, Recreation & Sustainability
Expo Forest serves as the ecological heart of Expo City Dubai, designed to support local wildlife, enhance habitat connectivity, and promote urban biodiversity. The district features extensive plantings of ghaf trees — the UAE's national tree — as well as native desert-adapted species, forming a genuine urban forest environment. Over 30,000 native trees are being planted across the broader Expo City development as part of the sustainability initiative.
The green corridor includes dedicated cycling tracks spanning approximately 10 kilometres, running paths extending over 5 kilometres, and walking trails that wind through the forest landscape. Recreational activities include treetop climbing, birdwatching, and hands-on urban farming experiences within purpose-built greenhouses. While Expo Forest itself is a landscape and recreational district rather than a standalone residential building, it serves as the green connector between several major residential communities within Expo City Dubai:
Expo Central houses multiple residential towers developed by Expo Dubai Group, including Mangrove Residences (approximately 450 units of 1- to 4-bedroom apartments and 3-bedroom townhouses, sizes ranging from 969 to 4,064 square feet, starting from AED 1,200,000, with handover in Q1 2026), Sky Residences (419 units of 1- to 3-bedroom apartments, sizes from 931 to 2,176 square feet, starting from AED 1,790,000, handover Q4 2026), Al Waha Residences (approximately 280 units starting from AED 1,700,000, handover Q4 2026), and Sidr Residences (1- to 4-bedroom apartments, sizes from 984 to 4,128 square feet, starting from AED 1,880,000, handover Q4 2027).
Expo Valley offers lower-density residential options including Shamsa Townhouses (3- to 4-bedroom townhouses starting from approximately AED 3,200,000, handover Q1 2026), Yasmina Villas (4-bedroom villas starting from approximately AED 5,000,000, handover Q4 2025), and Maha Villas (5-bedroom standalone villas starting from AED 12,800,000, handover Q1 2026). The Expo Valley community comprises 532 units in total.
Expo Living, developed through an Emaar Properties joint venture, includes Terra Heights (handover March 2029), Terra Woods (handover March 2030), and Terra Gardens (starting from AED 2,270,000, handover October 2029).
Future phases include Expo Hills and Expo Downtown, which are listed in the master plan but have not yet received confirmed pricing, unit counts, or formal launch details.
Developer Profile — Dubai South & Expo Dubai Group
The broader Dubai South development, encompassing 145 square kilometres, is a government-owned master-planned city centred around Al Maktoum International Airport, led by CEO Ahmed Al Ansari. Dubai South Properties LLC, a subsidiary of Dubai South, has delivered over 1,800 residential units across projects including The Pulse, South Bay, South Living, and ParkLane.
Residential projects within Expo City proper are developed by Expo Dubai Group, a joint venture entity responsible for the Expo Central and Expo Valley communities.
