Introduction to Saadiyat Lagoons

Saadiyat Lagoons is an ambitious, nature-immersive ultra-luxury residential community developed by Aldar Properties PJSC — Abu Dhabi's largest and most valuable property developer (market capitalization USD 24.1 billion as of February 2026). Launched on October 24, 2022, the community occupies a remarkable position deep within the protected mangrove forests of Saadiyat Island, surrounded by over 900,000 square metres (90 hectares) of protected wilderness. The master plan, designed by Landworks Studio in collaboration with Jacobs engineering and completed in 2022, encompasses 618.5 hectares of total open space and nearly 2,500 residential plots across multiple phases and clusters — making it one of the most significant residential launches in Abu Dhabi's history.

The community is offered on a freehold basis, open to all nationalities, and is currently in active construction with handover timelines spanning from Q1 2026 for early phases to Q3 2027 for later clusters. Construction is managed by KEO International Consultants for community buildings, with Aldar overseeing the overall delivery programme. The development balances profound ecological sensitivity with world-class luxury, creating a residential sanctuary unlike anything else in the UAE capital.

Location and Connectivity

The island is designed to eventually accommodate over 145,000 residents across seven distinct districts: the Cultural District, Saadiyat Beach, Saadiyat Reserve, Saadiyat Grove, HIDD Al Saadiyat, Mamsha Al Saadiyat, and Saadiyat Lagoons.

Four-bedroom villas with maid's room provide a built-up area of 4,995–5,002 square feet (464–465 sqm) with 6 bathrooms. Five-bedroom villas with maid's room offer 5,855–5,865 square feet (544–545 sqm) with 6 bathrooms. Six-bedroom villas with maid's room reach 6,361–6,367 square feet (591 sqm) with 7 bathrooms. The overall built-up area range across all configurations spans 4,962 to 6,415 square feet.

Known phases include: Phase 1 (207 exclusive villas, prices from AED 6.1M, handover Q2 2026); Clusters 5A & 2B (206 villas with minimalistic or pitched roof design options, starting from AED 6.4M, handover Q1 2026); the Ethir community (4–6 BR villas, from AED 6.1M, handover Q2 2026); the Wilds Phase (4–6 BR standalone villas, handover Q1 2026); and Al Sidr (4–6 BR villas, from AED 6.1M, handover Q3 2027). Resale listings for 4-bedroom villas currently range from AED 8.2M to AED 10.3M on the secondary market.

A defining feature of Saadiyat Lagoons is the optional Garden Pod — a 376-square-foot customizable outdoor structure that buyers can configure as a private majlis, home office, gymnasium, pool house, or service kitchen with dry storage and laundry. The pool, Garden Pod, and elevator are purchasable add-ons beyond the base villa price, providing exceptional personalization flexibility.

Payment Plans

Aldar offers multiple payment structures depending on the phase and cluster. The 60/40 plan follows: 10% on SPA signing, 10% at construction start, 10% at 50% superstructure, 15% at 100% superstructure, 15% at facade completion, and 40% on handover. The 40/60 plan offers: 5% on SPA signing, 5% at construction start, 10% at 50% deep utilities, 5% at 50% superstructure, 10% at 100% superstructure, 5% at facade completion, and 60% on handover. A simplified 10/50/40 structure is also marketed for certain phases: 10% down payment, 50% during construction in milestone installments, and 40% on handover. The Abu Dhabi real estate registration fee is 2% of property value, payable by the buyer.

Saadiyat Lagoons is structured around three primary ecological and civic zones designed by Landworks Studio. The Eco-Corniche stretches alongside the protected mangrove forest, offering walking and cycling paths with views of native flora and fauna along the community's edge. The Linear Park functions as the central green connector, linking multiple parks of varying sizes through a green belt along the site's outer boundary. The Cultural Spine serves as the most active civic zone, connecting residents from the community core to the Cultural District and waterfront.

At the villa level, green features include energy-efficient building systems and materials, rainwater harvesting technology, water-saving fixtures, smart home technologies, and sustainable material selection. Aldar targets a 3 Pearl Estidama rating (Abu Dhabi's green building standard) for 80% of new developments, and has achieved portfolio-wide reductions of 7% in water consumption and 5% in energy usage in 2024.

Community amenities include an Adventure Park with climbing walls, skate parks, padel and tennis courts, an amphitheatre, outdoor cinema, dry deck water play area, farmers market, community majlis, BBQ and picnic areas, and extensive walking, jogging, and cycling tracks winding through the mangrove landscape.
