Mamsha Al Saadiyat is an extraordinary, fully completed ultra-luxury beachfront residential community developed by Aldar Properties on the 27-square-kilometre natural island of Saadiyat, Abu Dhabi's most prestigious cultural destination. Originally unveiled by the Tourism Development & Investment Company (TDIC) in 2014, the project was acquired by Aldar Properties in May 2018 as part of a landmark AED 3.7 billion (USD 1 billion) asset deal. The construction contract, valued at AED 1.25 billion, was awarded in April 2016 to a joint venture comprising Pivot Engineering & General Contracting (50 percent), San Jose Contracting UAE (25 percent), and San Jose Constructora Spain (25 percent). The lead design consultant was CallisonRTKL (a subsidiary of Arcadis), with Dewan Architects + Engineers serving as architect of record and Arcadis Middle East managing the project. Construction achieved a remarkable safety record of 15 million man-hours without a lost-time injury, and the development earned a 2 Pearls Estidama sustainability certification.
Building Configuration & Community Layout
Mamsha Al Saadiyat comprises 9 low-rise buildings (each approximately 8 floors) arranged across 3 distinct residential clusters:

Current resale market pricing reflects the community's ultra-premium positioning. One-bedroom apartments list from approximately AED 6.8 million to AED 7.7 million. Two-bedroom apartments achieve a median price of AED 13.89 million, while 3-bedroom apartments reach AED 18.54 million. Over 650 turtle eggs have been successfully hatched since inception. A 60-metre Dune Protection Zone prohibits all development and heavy activities to protect critically endangered hawksbill sea turtle nesting habitat. The Saadiyat Turtle Patrol surveys the beach each morning during the March-to-June nesting season.
