Overview — One of JBR's Most Iconic Residential Clusters

Bahar is one of the six defining residential clusters within Jumeirah Beach Residence (JBR), the world's largest single-phase residential development. Developed by Dubai Properties — the real estate development arm of Dubai Holding Real Estate (DHRE), the investment vehicle of His Highness Sheikh Mohammed bin Rashid Al Maktoum, Ruler of Dubai — the Bahar cluster was designed by internationally renowned architecture firm WATG (Wimberly Allison Tong & Goo, established 1945) and completed in 2007 as part of JBR's original master plan. JBR as a whole encompasses 6,917 apartments across 40 towers in 6 clusters (Shams, Amwaj, Rimal, Bahar, Sadaf, and Murjan), making it one of the most densely populated and vibrant waterfront communities in the Middle East.

Dubai Properties was founded in 2002 as Estithmaar Realty, joining Dubai Holding in 2005. The company now operates alongside Nakheel and Meraas under DHRE, managing a portfolio that has delivered over 106,000 residential units and plots across more than 15,000 hectares. Key projects beyond JBR include Business Bay, Villanova, Mudon, Serena, and Madinat Jumeirah Living.

Tower Configuration — 5 Residential + 2 Hotels

The Bahar cluster comprises seven towers, each with distinct characteristics:

Bahar 1 is the tallest residential tower at 171 metres (46 to 52 floors depending on counting methodology), housing 346 apartments. It offers 1-bedroom apartments (1,156 to 1,374 square feet), 2-bedroom units (1,170 to 1,390 square feet), and 1-bedroom duplexes. With 730 recorded DLD sale transactions totalling AED 1.07 billion, it is the cluster's most actively traded tower. Service charges are the lowest at AED 14.77 per square foot.

Bahar 2 stands at 114 metres (27 to 34 floors), housing 106 apartments including studios, 2-bedroom (1,517 square feet), 3-bedroom (2,175 to 2,996 square feet), and 4-bedroom (3,006 square feet) configurations. It features a steam room and ground-floor retail including Beach Waves Supermarket. Service charges are AED 16.85 per square foot. DLD records show 110 transactions totalling AED 229.8 million.

Bahar 4 reaches 104 metres (25 to 31 floors) with 139 apartments. It offers 1-bedroom duplexes, 2-bedroom (1,268 to 1,808 square feet), and 3-bedroom (1,955 to 2,973 square feet) units. This tower has been highly liquid with 624 recorded DLD transactions totalling approximately AED 941.9 million. Service charges are AED 16.64 per square foot.

Bahar 5 rises to 158 metres (41 to 48 floors), housing 155 apartments. It features 1-bedroom (1,450 to 1,650 square feet), 2-bedroom (approximately 1,500 square feet), and 3-bedroom (2,300 square feet) units. Uniquely among Bahar towers, it includes a cafeteria, first aid medical centre, and separate visitor parking in addition to resident basement parking. Service charges are AED 15.28 per square foot.

Bahar 6 features studios (441 to 550 square feet), 1-bedroom (761 to 850 square feet), 2-bedroom (up to 1,983 square feet), 3-bedroom (1,844 to 1,983 square feet), and spectacular 4-bedroom duplex penthouses reaching 6,406 square feet with private pools. Bahar 6 is considered the best-positioned tower for dual views overlooking both JBR Beach and Dubai Marina Canal, with wide-view balconies facing Bluewaters Island and Ain Dubai. It is pet-friendly and includes BBQ areas, a men's salon, and a business centre. Service charges are the highest at AED 19.71 per square foot.

The two hotel towers are the Hilton Dubai The Walk (43 storeys, approximately 362 rooms, opened 2011, featuring the Pure Sky Lounge on the 35th floor) and the Sheraton The Walk Dubai (49 storeys, 361 rooms, rebranded from Delta Hotels by Marriott in December 2024, featuring Fogueira Brazilian restaurant and Speakeasy Bar).

Prices have appreciated approximately 2 percent over the past six months.

Rental income across the cluster ranges from AED 60,000 to AED 300,000 per year depending on unit type and tower.
